WATER-BASED POLYURETHANE SEALER FOR WET AREAS – ZENSEALANT XTREME

ZenSealant Xtreme is a premium protective sealer for microcement. This product provides superior hardness to the coating and absolute protection against the effects of water.

As a two-component (bicomponent) water-based polyurethane sealer, it stands out for its above-average chemical resistance. Therefore, ZenSealant Xtreme is especially recommended for wet areas such as bathrooms.

The product also possesses excellent resistance to abrasion and sunlight. In particular, the coating does not yellow when used outdoors, making it an excellent choice for protecting microcement in exposed areas.

APPLICATION METHOD FOR ZENSEALANT XTREME

Surface Preparation: The first step before sealing a microcement surface with ZenSealant Xtreme is to verify that the substrate has been properly prepared.

Primer Layer: For optimal results, we recommend applying 02 coats of ZenCover as a primer (with a 4-hour interval between coats) and allowing it to dry for at least 12 hours.

Finishing Process: Once the primer is dry, proceed with the application of ZenSealant Xtreme:

  • Coats: Apply a total of 02 coats.

  • Drying Time: The interval between the two coats must be a minimum of 18 hours and a maximum of 36 hours.

  • Important Note: ZenSealant Xtreme is designed to be applied in exactly 02 coats. To ensure the product’s superior resistance properties, strict adherence to the drying time is mandatory. Otherwise, the performance of the coating may be significantly compromised:

    • If under 18 hours: The first coat lacks sufficient stability.

    • If over 36 hours: The surface will develop “paint resistance,” preventing the second coat from adhering.

Sanding: Use 400-grit sandpaper to lightly sand the first coat only. The second coat does not require sanding.

Application Conditions:

  • Temperature: Do not apply when the temperature is below 15°C or exceeds 30°C.

  • Tools: This two-component water-based polyurethane sealer can be applied using a spray gun, brush, or roller.

MAINTENANCE OF THE FINISHED COATING

  • Stabilization Time: Allow the Polyurethane coating to cure and dry completely for at least one week before exposing the surface to water.
  • Chemical Restrictions: Absolutely do not use any cleaning agents for at least the first two weeks after application.
  • Proper Cleaning: Use the specialized cleaner “ZenCleaner,” or if unavailable, use water and a neutral soap to extend the lifespan of the Polyurethane layer.
  • Warning Regarding Harmful Products: Bleach (Javel water), acetone, and hydrochloric acid (salfumán) are highly aggressive substances that can damage the microcement coating.
